If you are a Pennsylvania homeowner, facing the scary prospect of losing your home to foreclosure, we can help. Our HUD-certified housing counselors can make sure you know and understand all of your options.
Through individualized case management, our Foreclosure Prevention Specialists will discuss all available home retention options, how to submit a loss mitigation application, examine and analyze clients' financial, credit and debt profile and help develop a household budget that will allow you to meet payments, and assist you in creating a personalized action plan to help reach your goal successfully.
One-on-one counseling sessions are provided at no cost.

Mediation & Diversion
The Lancaster County Residential Mortgage Foreclosure Diversion Program (RMFDP) was created to provide a stay of foreclosure on owner-occupied homes. This stay allows the parties an opportunity to reach an agreement to reinstate the loan and avoid foreclosure.
Participants in the program may receive FREE one-on-one counseling sessions.
BASE is a participating partner agency serving Lancaster County homeowners.
